These Terms of Service govern your use of the website operated by HKS Builders, LLC ("HKS," "we," "us") at hrsclea.shop. By using this site you accept these terms. If you do not accept them, do not use the site. These terms concern the website only — construction work is governed by written, signed contracts and applicable law.
This site is a scope sheet describing the licensed work of HKS Builders, LLC across four sheets: single-family general contracting (A-101, details D-001–D-024), multifamily general contracting (A-102, D-025–D-041), for-sale and merchant building (A-103, D-042–D-076), and remodeling, restoration and home improvement (A-104, D-077–D-104). It exists so owners can see our scope and reach the office.
Details marked "except for-sale" (e.g., D-005, D-007, D-029, D-033) describe building on the customer's land under contract — not building on our own land for sale, which is the separate scope of Sheet A-103. Duplex scope is split by configuration: side-by-side under single-family (D-006) and stacked under multifamily (D-030). Prefabricated, panelized, precut, modular and premanufactured details describe assembly on site by licensed builders, not off-site manufacturing. These boundaries describe our licensing scope and do not constitute code or zoning determinations for any parcel.
You agree not to:
Submitting the plan-request form or emailing us opens a conversation — nothing more. A sent request signs no contract, starts no job and reserves no slot on the schedule. Do not include confidential financial materials until a proper channel is established.
We work to keep the scope sheet accurate, but make no warranty that content is complete, current or error-free. Whether a particular project can be built — and at what price and schedule — is determined by the written agreement, the site, and the authorities having jurisdiction.
Site design, text, graphics and the "Blueprint Set" concept belong to HKS Builders, LLC and its developer, HKS Buil. You may view and print pages for your own evaluation; other reproduction requires written permission.
Links to other sites are conveniences, not endorsements. We are not responsible for third-party content, security or practices.

THIS CAP APPLIES TO WEBSITE USE ONLY — it does not limit obligations or liabilities under signed contracts, warranties or applicable law.
You agree to indemnify and hold harmless HKS Builders, LLC from claims, losses and expenses arising from your misuse of this site, your breach of these terms, or your submission of unlawful or unauthorized content.
We will never send unsolicited emails requesting deposits, wire transfers, new bank details or signed documents outside your contract process. If you receive such a request appearing to come from us, treat it as fraud and call +1 (276) 930-7502 to verify — do not reply to the suspicious message.
These terms are governed by the laws of the State of Utah, without regard to conflict-of-law rules. Any dispute arising from this website shall be brought exclusively in the state or federal courts located in Utah County, Utah, and you consent to their jurisdiction.
